For the past few years, my wife and I have made it a birthday tradition to venture to downtown louisville in order to ripen our tastebuds with a good ole' Kentucky hot brown from the Brown hotel. Let's be honest, nothing says birthday like getting your favorite foods placed in front of you all together! You have the turkey, the bread, the mornay sauce, the extra cheese, a juicy tomato, and let's not forget my favorite part, the crispy bacon. Some of you may say, "why go downtown for a hot brown when you can get it virtually anywhere?" The Brown Hotel is why.

Besides the fact that I have always received great customer service while eating at the Brown Hotel, The Brown Hotel and the hot brown go hand in hand. I remember six years ago when Megan and I had just got married. Megan had a credit score of zero. This isn't a good thing, nor is it a bad thing, she was just starting a new chapter in her life.  We were in a furniture store trying to get her a credit card to buy a couch even though we had plenty of money to pay cash for it, we wanted the card just to help her build up her credit.  She got denied for the card!  It was so frustrating, I had just sold a few houses and we could have paid cash for several of those couches but they wouldn't give us a credit card for it.

Breckenridge Estates New Listing

So many people want to live in Louisville Suburbs which can be found in the east end of town.  The part of town I sale in the most would be the northeastern end of town.  The homes there are a little newer and are in great areas with low crime rates and also close to some great shopping.  Some of the best shopping in the city can be found in Northeastern Louisville at The Paddocks.  My favorite store in the The Paddocks would be Quest Outdoors I use the gear I've gotten from there in doing night rides through my favorite Louisville Park.   The Parklands of Floyds Fork has it all, which is also located just off Shelbyville RD in Northeast Louisville across the street from Valhalla Golf Course.

The Art of Low Balling

There are many things to consider when offering a seller a low ball offer. Some homes are not susceptible to low ball offers and one would just be wasting there time trying to submit a low offer on these homes. Homes usually sell for around 96% of there asking price, but there are some homes out there that can be low balled and be thankful for even getting an offer at all. Here are some things to look for when considering a low ball offer:

  1. Length of time on the Market: If a home has been on the market for four months or longer chances are the seller is becoming somewhat frustrated and is looking to move on.
  2. Previous Purchase Price: Unless the property is outside of the Realtors area of expertise he or she more than likely can tell you what the sellers paid for the property and when they bought it. This information can be pulled from PVA records or from the MLS (Multiple Listing Service). If the sellers purchased the home for significantly less than the asking price I would say this is another sign that you can low ball them.
  3. Motivation to Sell: Some people sell there home just because they like another home in the area and would like to move but don’t necessarily have to. These people can’t be low balled. But if you walk into a home and it is vacant or there are moving boxes around, this home may be ready to low ball.

    This isn’t a full proof recipe for getting a home below market value but homes that meet all of these qualification are totally vulnerable to be low balled. A good realtor can usually get you all this information.

Village Anchor, Anchorage Kentucky REVIEW

Megan and I have really been blessed to visit some of the top restaurants in Louisville recently with Village Anchor being one of them.  As soon as you step in the front door you can tell your in a special place the atmosphere just oozes class and charm just like the homes in Anchorage.  

The special that day was monk fish over rice and heirloom carrots and because I had never had monk fish nor heirloom carrots I had to give it a try and I wasn't disappointed.  The fist was white and flaky and the carrots were awesome.  

Megan had the Chicken Saltimbocca, she pretty much orders chicken or steak no matter where we go and never eats all of her meal, leaving me to clean her plate once she is full.  This chicken was fantastic it was tender and juicy and had a great flavor.  We also order a kettle of coffee which came with creamer and chocolate chips.  The coffee was great and not too strong so you can drink it at dinner on a cold winter day and it wont keep you up all night.  

If you are looking for a good restaurant to celebrate a big occasion or just want to make your loved one feel special the Village Anchor in Anchorage Kentucky will make you look like a hero.  There are so many unique items on their menu and the fact that it's nestled right in the middle of such awesome historic Real Estate make it a must visit establishment.

Anchorage Walking Trail Winter 2015

This morning I woke up early got all bundled up and drove to one of my favorite places in Louisville.  The Anchorage walking trail I often will ride my bike from my house in Springhurst to Anchorage just to cruise this trail.  Its absolutely gorgeous. We recently got hit with one of the biggest snow storms in the last decade and I knew the Anchorage Trail would be awesome.  I had in mind that I was going to walk to the lake and back probably about a mile and a half trip.  About a quarter of the way through the trip I was worried about frost bite and was thinking of turning back the -6 degree tempature was getting to me but I didn't and I'm glad I didn't, I pressed on and got some really good pictures.  Here are some highlights of the trip.  If your looking for Anchorage Real Estate Click here

Home Buying Takes Team Work

From the archives, I remeber staying up late (4:00am) for the Olympic gold medal game featuring Spain and the United States.  Without a role player and one of my favorite all time UofK players ever; Tayshan Prince the USA looses to Spain that day.  The USA team was so talented that most of its stars skipped College and went straight on to the NBA once Spain inplemented a two three zone (illegal in the NBA but used often in the College ranks) the superstars didn't know how to handle it.  In steps in Tayshan who gets in the middle of the zone and knocks down two 15 jumpers right in the center of the Spainish zone and completley bust it apart and propels the team to victory.  This article was inspired by that game and takes you through how buying a new home takes team work and how I use team work to give my clients top notch service.  

I’ve seen many potential buyers search the internet for days, bouncing around from site to site, spending hours upon hours searching for houses before they commit to buying a home.  After deciding to purchase a home, the first step is usually one of two things: A) They go to a lender and see what they can afford or B) They meet with a Realtor and start looking at houses. When I run into someone who fits option B I always take them to a mortgage broker. This way we can have a good starting point for our home search and I can find that person a home that fits their budget. Today I was working with someone from option A. This person had already done all of his preliminary paper work that comes with getting a loan and was going to speed up his home purchase. Gardens of Valley View Louisville KY Home For Sale

I just listed this awesome ranch home in Louisville Kentucky in Gardens of Valley View Subdivision.  It's only been on the market three days and is getting tons of activity.  I am really starting to think we might be getting an offer soon.  The home is awesome and move in ready plus its very rare that a house comes on the Market in Gardens of Valley View so that puts the seller in a great position.

Louisville East End Affordable condo

I just listed this awesome home in Louisville's eastend that is only $85,000 and cute as a button.  The home has solid flooring that may be really hardwood but to be honest I'm not sure that it is, if it's a fake its a real good fake.  The entire condo has been updatedd included the lights, flooring throughout, cabinets, bathrooms and fixtures.  The place shows like a model home and is absolutly move in ready.  You will be hard pressed to find another home as nice as this one.

Getting Your Home Ready For The Market

In this Real Estate market making sure your home is ready for potential buyers is more important than ever. These days buyers can be really picky and often have the mind set if I'm going to buy a home that has to have work done to it, "I might as well buy a foreclosure or a short sale". What savvy sellers must do is walk the fine line of improving their home without over improving. The reality of today's market is your not going to get a positive return from updating investment. In this link from American Society of Appraisers you will find an appraiser's list of improvements and the rate of return you can expect to get return you can get from your investments. Surprisingly replacing your front door with a new steel door tops the list. In my opinion the most important thing you can do is remodel or update your kitchen although your only going to see about 73% of your money back on this investment, it's the most appealing portion of the home to buyers and can really help move your home.

Some suggestions I have to potential sellers is to not totally gut and redo any portion of your home, but rather enhance the existing aspects of your home in a cost efficient manner. For instance instead of tearing out your existing cabinets, paint them or put a new counter top on top of them, maybe replace the faucet. This way you get a new fresh look on a fraction of the budget of a total kitchen remodel. Napa Valley Grill Review

I have a new favorite restaurant!  Megan had a birthday on Tuesday so I took her to Napa Valley Grill in Westport Village, the place was a bit pricey but absolutely worth every penny.  For starters I had the pork chili its the best chili I've ever eaten, hands down, no competition.  Put it in any chili cook off and it wins every time by a land slide, I don't care how good you think your mama's recipe is this is ten times better... amazing! The used pulled pork instead of ground meat, it all the other traditional ingredients of your standard chili except the sauce was a redish orange instead of the traditional deep tomato sauce.  We were lucky enough to be there on a day where it was the soup of the day. 
 
As an entree I got the Menage a Trois which is the chef’s choice of fresh fish and the price and selections vary from day to day.  The day we were there it was; salmon, sea bass and Ahi Tuna…  lucky me!  The Tuna was probably the highlight of the plate followed closely by the salmon.  The Tuna was sushi grade and was encrusted with grains and spices and then seared.  I haven't had that good of sea food since our honeymoon in Hawaii, it was that good.  Each cut of fish had a different topping and was prepared differently but they all were fantastic in their own right.  They came served on a bed of fresh veggies that was really heavy in the cabbage department...

Swan Pointe Open House

This Sunday 1/18/2015 from 2-4 I'm going to be holding open my new condo listing in Swan Pointe subdivision.  The current owner has made some improvements to make this a top notch unit.  She has added new ceramic tile in the bathrooms, kitchen and dinnng area which is something you rarely see in condos at this price point.  The floor plan is entirely open, the main living area is basically one giant room which is great for entertaining.  Tis one is a must see come stop in and pay me a visit.

Springhurst Neighborhood Dues

I just got my HOA bill from the Springhurst Community Association the $905 will be due Febuary 1st you can pay in two installments if you want.  The first installment would be $453 and the second installment due on April 1st would be $452.  Some people think this is expensive but I think it is an absolute deal considering what all you get.  It seems like we have a landscaping crew of at least six guys in the neighborhood working on something every single day and the pool is awesome.  The median on Hurstborne lane always look fantastic as well as all the common space throughout the neighborhood.  It really gives you a great pride in ownership just pulling into your neighborhood.  If any of you would like to live in Springhurst you can check out all the houses for sale by clicking this link.
