What to do with your tax refund: 3 Ideas that will practically double your money!

If this year is anything like the last, almost 7.2 million Americans will get a tax refund this spring averaging around $3,000. If you're a homeowner getting this refund, you're fortunate because you've got more creative ways to invest it for a profit. Doesn't matter if you're selling, staying put, or stuck in the middle. 1. If You're Early Into Your Mortgage

It may not be as instantly gratifying as a treehouse vacation in Costa Rica, but spending your tax refund to pay down your mortgage principal could save you enough funds to take a splurge-loaded vacation a bit later.

Let's assume you have a 30-year-loan at the average loan amount of $292,000, a 4.5% interest rate, and you're getting that average refund of about $3,000. If you apply that "found" money to your principal each year, CPA Micah Fraim of Roanoke, Va., says you can shave years off your mortgage -- in this case, nearly four. That's about 95 mortgage payments you won't need to make! Even better is the more than $70,000 that you'll save in interest payments over the life of the loan.

If you don't want to make an annual commitment, think about this: Make that payment just once and you'll cut seven months off your payments and save more than $8,000 in interest. And when you decide to sell, you'll have more equity.

2. If You're Planning to Sell

Invest it in staging, and you may be surprised by how quickly your home gets plucked from the market.

"Staging lets prospective buyers see the space as their own, instead of as belonging to the people who currently live there," said Ashley Lewkowicz, owner of Ashley Kay Design in Bucks County, Pa.

"A home that's not staged can sit on the market for six months or more," she added. "A home I recently staged sold in less than two."

Build Your Own Stir Fry at Genghis Grill in Springhurst!

I ventured over to Genghis Grill in Springhurst last week for lunch. Even though the restaurant was packed, I was pleasantly surprised that the atmosphere was relaxing and not hectic. First and foremost, I was greeted by the host and he asked if I had been there before. Since it was my first time, I was glad that he willingly walked me through the process. After being seated, my waitress came by quickly and also gave a brief synopsis of the process.

And then the fun began—creating my own stir fry! I selected my bowl size and then added my ingredients from there. The small size, even though it doesn’t look like much, was actually enough for me.  I started with selecting my protein. From chicken to steak and from crab to bacon, there are several options for protein and I could pile on as many as I wanted! Then I chose my seasoning, veggies and sauce. Let me tell you about the veggie selection! There were potatoes, water chestnuts, eggs, zucchini, spinach—really any veggie that you could every want.  All of that was in my bowl at the beginning and then once I arrived at the grill, I had the option to add one of these sides—steamed rice, brown rice, fried rice, Udon noodles, spiral pasta, tortillas, cabbage.

I have been to restaurants similar to Genghis Grill and I usually have to wait in line at the grill while they cook my food. Sometimes the line can get long and I end up waiting for awhile in-between hungry restaurant goers. Genghis Grill is different! I dropped off my bowl at the grill, the cooks took down my name and any preferences, I sat down at my table and then the cooks brought out my dish right to me! This takes the long line waiting period...

The Best Streets in the Highlands for Christmas Lights!

It's that time of the year, folks! Everyone gathers around to light up their houses and businesses and Louisville, Kentucky is no exception to this tradition. Everywhere you look, you're bound to find lights in every part of town. That was my experience when I sought after the best-lit parts of one area of town: The Highlands! This area in particular is known for its edgy, unique, thriving personality. The Highlands tends to be its own little town within the big city of Louisville. The community loves to come together to make the area one-of-a-kind and the holiday season definitely inspires the creativity for which this part of town is known.

I took a big journey throughout the Highlands to seek out the best streets and houses that outdid themselves and truly wowed me. The Highlands is one of my favorite parts of this town so this wasn't just a project to me. If I tried to tell you the route I took, you'd be turned around every which way. So let's take a tour through the Highlands with the pictures I took to appreciate the work these people put into their houses to show the best holiday spirit.

First, I took a trip down Eastern Parkway, going toward the park. From Bardstown Road to the end of the Parkway, there are too many houses to look at without slowing your car down. This is definitely one of my favorite streets because of the big, historical houses and it's fun to see them decorated with their owners' unique styles. This is one of the three streets I've voted the best to drive down if you want to feel as though you're driving through a winter wonderland.

I eventually made my way to the western side of Bardstown Road, which I found to be more decorated than the eastern side. I ventured down Hepburn Avenue, a street I'm familiar with as a relative lives there. I was impressed...

When you are not in the mood to cook, in need of a nice warm meal, and are working on a budget, what do you turn to? For me, pizza is the answer. It is no secret that just about every human indulges in a slice of pizza every now and then and they would be crazy not to do so. Pizza is quick, cheap, and full of flavor. While I don’t eat pizza as much as my taste buds would want me to, I do enjoy splurging my calorie intake here and there, and wanted to find a pizza place that made it worth me doing so. The location of Paplinos in Springhurst is great for an afternoon lunch break since shopping centers and movies are within walking distance. For the past few years, my wife and I have made it a birthday tradition to venture to downtown louisville in order to ripen our tastebuds with a good ole' Kentucky hot brown from the Brown hotel. Let's be honest, nothing says birthday like getting your favorite foods placed in front of you all together! You have the turkey, the bread, the mornay sauce, the extra cheese, a juicy tomato, and let's not forget my favorite part, the crispy bacon. Some of you may say, "why go downtown for a hot brown when you can get it virtually anywhere?" The Brown Hotel is why.

I remember six years ago when Megan and I had just got married. Megan had a credit score of zero. This isn't a good thing, nor is it a bad thing, she was just starting a new chapter in her life.  We were in a furniture store trying to get her a credit card to buy a couch even though we had plenty of money to pay cash for it, we wanted the card just to help her build up her credit.  She got denied for the card!  It was so frustrating, I had just sold a few houses and we could have paid cash for several of those couches but they wouldn't give us a credit card for it.  

Getting Started With your Credit:

Coming up here in a few months is College graduation and many students are going to be hitting the work force for the first time in their actual careers.  A couple of years after that, hopefully, they will be calling me to buy their first house!  Typically they will rent a place for six to eighteen months then start looking for a home to call their own, which is normal. It isn't as easy for young people to obtain a loan as it was just a eight years ago. Creditors are getting tighter with what they are requiring, which is making it harder and harder to obtain a loan.

    1. Start a savings account. Most people already have a checking account but not a savings account. You really don't need all that much money in it you just need to have it. Creditors will like the fact that you have money set aside.

So many people want to live in Louisville Suburbs which can be found in the east end of town.  The part of town I sale in the most would be the northeastern end of town.  The homes there are a little newer and are in great areas with low crime rates and also close to some great shopping.  Some of the best shopping in the city can be found in Northeastern Louisville at The Paddocks.  My favorite store in the The Paddocks would be Quest Outdoors I use the gear I've gotten from there in doing night rides through my favorite Louisville Park.   The Parklands of Floyds Fork has it all, which is also located just off Shelbyville RD in Northeast Louisville across the street from Valhalla Golf Course.

The Art of Low Balling

There are many things to consider when offering a seller a low ball offer. Some homes are not susceptible to low ball offers and one would just be wasting there time trying to submit a low offer on these homes. Homes usually sell for around 96% of there asking price, but there are some homes out there that can be low balled and be thankful for even getting an offer at all. Here are some things to look for when considering a low ball offer:

  1. Length of time on the Market: If a home has been on the market for four months or longer chances are the seller is becoming somewhat frustrated and is looking to move on.
  2. Previous Purchase Price: Unless the property is outside of the Realtors area of expertise he or she more than likely can tell you what the sellers paid for the property and when they bought it. This information can be pulled from PVA records or from the MLS (Multiple Listing Service). If the sellers purchased the home for significantly less than the asking price I would say this is another sign that you can low ball them.
  3. Motivation to Sell: Some people sell there home just because they like another home in the area and would like to move but don’t necessarily have to. These people can’t be low balled. But if you walk into a home and it is vacant or there are moving boxes around, this home may be ready to low ball.

    This isn’t a full proof recipe for getting a home below market value but homes that meet all of these qualification are totally vulnerable to be low balled. A good realtor can usually get you all this information.

Megan and I have really been blessed to visit some of the top restaurants in Louisville recently with Village Anchor being one of them.  As soon as you step in the front door you can tell your in a special place the atmosphere just oozes class and charm just like the homes in Anchorage.  

The special that day was monk fish over rice and heirloom carrots and because I had never had monk fish nor heirloom carrots I had to give it a try and I wasn't disappointed.  The fist was white and flaky and the carrots were awesome.  

Megan had the Chicken Saltimbocca, she pretty much orders chicken or steak no matter where we go and never eats all of her meal, leaving me to clean her plate once she is full.  This chicken was fantastic it was tender and juicy and had a great flavor.  We also order a kettle of coffee which came with creamer and chocolate chips.  The coffee was great and not too strong so you can drink it at dinner on a cold winter day and it wont keep you up all night.  

If you are looking for a good restaurant to celebrate a big occasion or just want to make your loved one feel special the Village Anchor in Anchorage Kentucky will make you look like a hero.  There are so many unique items on their menu and the fact that it's nestled right in the middle of such awesome historic Real Estate make it a must visit establishment.

Anchorage Walking Trail Winter 2015

This morning I woke up early got all bundled up and drove to one of my favorite places in Louisville.  The Anchorage walking trail I often will ride my bike from my house in Springhurst to Anchorage just to cruise this trail.  Its absolutely gorgeous. We recently got hit with one of the biggest snow storms in the last decade and I knew the Anchorage Trail would be awesome.  I had in mind that I was going to walk to the lake and back probably about a mile and a half trip.  About a quarter of the way through the trip I was worried about frost bite and was thinking of turning back the -6 degree tempature was getting to me but I didn't and I'm glad I didn't, I pressed on and got some really good pictures.  Here are some highlights of the trip.  If your looking for Anchorage Real Estate Click here

Home Buying Takes Team Work

From the archives, I remeber staying up late (4:00am) for the Olympic gold medal game featuring Spain and the United States.  Without a role player and one of my favorite all time UofK players ever; Tayshan Prince the USA looses to Spain that day.  The USA team was so talented that most of its stars skipped College and went straight on to the NBA once Spain inplemented a two three zone (illegal in the NBA but used often in the College ranks) the superstars didn't know how to handle it.  In steps in Tayshan who gets in the middle of the zone and knocks down two 15 jumpers right in the center of the Spainish zone and completley bust it apart and propels the team to victory.  This article was inspired by that game and takes you through how buying a new home takes team work and how I use team work to give my clients top notch service.  

I’ve seen many potential buyers search the internet for days, bouncing around from site to site, spending hours upon hours searching for houses before they commit to buying a home.  After deciding to purchase a home, the first step is usually one of two things: A) They go to a lender and see what they can afford or B) They meet with a Realtor and start looking at houses. When I run into someone who fits option B I always take them to a mortgage broker. This way we can have a good starting point for our home search and I can find that person a home that fits their budget. Today I was working with someone from option A. This person had already done all of his preliminary paper work that comes with getting a loan and was going to speed up his home purchase. I mentioned several times that I would like to talk to his loan officer but he didn’t feel it was necessary. He wanted to take care of that stuff himself....

Gardens of Valley View Louisville KY Home For Sale

I just listed this awesome ranch home in Louisville Kentucky in Gardens of Valley View Subdivision.  It's only been on the market three days and is getting tons of activity.  I am really starting to think we might be getting an offer soon.  The home is awesome and move in ready plus its very rare that a house comes on the Market in Gardens of Valley View so that puts the seller in a great position.
